Rental Refurbishment, Orton Goldhay

A very tight budget on this one but the end result was great. Our last job of the year and we worked for every penny! The initial quotation for this project was above £15,000 and that was low compared to our competitors £20,000 quote, with 5 pages of work and requirements. After a little negotiating we managed to get closer to the clients budget of £10,000 but keeping most of the list we started with.

As this was a full refurb on a budget price, we had a lot of prep to do, Fast! Clearing the property of all rubbish, flooring, doors and a kitchen to start. Some ceilings needed patching and plastering whilst others just a refresh with matt white. Preparing all of the walls for decorating took a lot of our of time due to the amount of holes the tenants had left and the state of the walls under the wall paper.

We always have an organised plan for every project, especially refurbishments, but on this one it did get a little muddled in the middle.

Job Description

After clearing all 3 floors and garden of the property we started work on the walls, some only required a fill and buff whilst others needed wall paper stripping, filling and sanding. Some walls had dado rail that needed removing also. To help prep and save some time we called in extra help from our sub contractors to remove and prep on this one. All doors had been removed so the frames were also sanded and smoothed for glossing.

With 95% of the prep complete we ordered the doors, handles, and kitchen from Howdens. With a little help from the sales rep there we managed to get a great deal on everything and it was delivered very quickly. While we waited for the delivery we got to work mis-coating all of the walls and preparing all sockets, switches and pendants for replacement.

After the kitchen arrived we got to work installing it whilst the electrician replaced the fuse board and installed the cooker and new sockets for the Kitchen. After 3 days it was nearly installed when we discovered the old cooker gas pipe was blocking the new cooker! Luckily we found this out as our plumber was hooking up the new radiators to the boiler meaning this was quickly resolved.

With the kitchen in and the walls mostly complete we ordered the flooring and started work installing and glossing the 13 doors & frames and the stairs handrails. It's never a great idea to paint after the flooring has been installed, yet is possible with care, but you never want to be glossing with new floors.

  • Remove abandoned contents and building waste
  • Remove All Flooring (Laminate, Carpet, Vinyl) and Refit new Carpet & Vinyl
  • Refit New Kitchen inc: Electric Oven & Hob
  • Decorate throughout inc: removal of wallpaper, patching holes and painting
  • Fix ceiling boards, Plaster and paint
  • Replace all doors and new handles
  • Replace electric radiators with water
  • Update Fuse Box, replace all pendants switches & socket faces and install interlinked smoke alarms
  • replace block tiling outside front door
  • clear garden and repair brick walls

Project Summary

The flooring arrived the Monday after Christmas and luckily we had help installing it from the owner of the local flooring supply company. The flooring looked great and always makes the property look much closer to a finished project.

The last 2 weeks of the project we finished painting some of the worst walls, replace the last few pendants and sockets, installed the smoke alarms and added the general finishing touches to the inside and outside of the proerty.

On the walk around with the estate agents we discussed a few snagged issues and were told that the whole office were impressed with the work done for the price given. None of the other agents reps thought it could be done.

We did not have the time or budget to complete all of the little items on the list but were let off on these by the landlord and although the project went a week over the initial deadline everyone was very happy with the results.
